Search our properties and find a property you would like to rent or view
Viewing Stage
- Arrange a viewing by simply clicking on the arrange appointement tab.
- We will contact you back to confirm the appointment.
- You will be met at the property by one of our managers or the landlord.
Offer Stage
- If you like the property make an offer. Simply click on the make offer tab on the property detail or webpage.
- We will immediately receive this and put it forward to the Landlord. We will control all negotiations
Offer Acceptance
- On acceptance of your offer you will be required to put down a £300 holding deposit - the property held for you.
- The holding deposit is only refundable if the landlord withdraws from the letting.
- You will be activated on MyActive giving you access to your documents
- You will be given an agreement detailing all the agreed conditions which you need to read
- You will also be given reference forms, which you need to fill, these have to be returned to us which then will be sent off for references to be taken. At this stage a fee of £45 to cover reference costs.
Pre Moving Stage
- This stage is only reached if you have been successfully referenced
- The tenancy agreement has to be signed by you and the Landlord
- You will be required to pay a security deposit of 4-6 weeks and 1 months rent in advance. Cleared funds must be in place before you move in.
Moving In
- On the moving in day you will meet a check in clerk who will produce a report on the condition of the flat. You will be required to pay the check in fee - normally about £90. At this time the keys will handed over to you.
- In many cases the property will be professionally cleaned
- You will be given a full active welcome pack which will detail our procedures and the service we will be offering to you.
Moving Out
- You will be checked out of the property. At this point all keys must be handed over. The Landlord will pay for this
- If the property was professionally cleaned prior to you moving in then the managing agent will organise a professional clean when you vacate. The cost of this taken by you.
- Your deposit will be returned as soon as proof is received that all outstanding utility bills and other amounts have been paid.
